Best of 2026

The best AI marketing tool for real estate agents

Nine tools compared on the work that actually fills an agent’s week: listing videos, flyers, Google reviews, sphere nurture, and posting. Prices are as of August 2026, and every figure a vendor does not publish is attributed to the third party that reported it.

Third-party prices verified 26 August 2026.

Short answer

For most solo agents and small teams, Tenably AI is the best all round pick: listing videos, print ready flyers, Google reviews, nurture, and posting in one subscription from $24 a month. Roomvu wins on hyper local market data content. Coffee & Contracts wins if you just need something good to say.

How we picked

Agents do not need another dashboard. They need Tuesday handled. These are the five tests we ran every tool against.

Does the AI produce a finished thing?

A caption suggestion is not a reel. We favored tools that hand you something you can actually post, print, or send, not a prompt box that hands the work back.

Is the price published?

When you are solo, a published price beats a "book a demo" every time. Four platforms on this list quote by sales call, and we say so rather than guessing.

Does it cover more than one job?

Stacking five subscriptions is how agents end up spending $400 a month and still posting twice. We weighted tools that replace a stack, not tools that join one.

Do you stay in control?

Nothing should publish to your feeds or answer a review in your name without your approval. We checked the default behavior, not the marketing page.

Does it work for a solo agent?

Several genuinely excellent platforms here are priced and shaped for a twelve person team with a lead budget. That is a real answer for some readers and the wrong answer for most.

The 9 best AI marketing tools for real estate agents, ranked

Prices below were checked on 26 August 2026. Where a company does not publish prices, the number comes from a named third party and is written as a report, not a fact.

  1. #1

    Tenably AI

Best overall for the agent who is their own marketing department
    Best for
Solo agents and small teams who need listing content, flyers, reviews, and sphere nurture handled on one bill
    Missing
No MLS or IDX integration, no transaction pipeline, no property search site
    Price
Creator $24/mo, Pro $49.99/mo, Business $90/mo. Annual billing saves 20%.

Tenably is a general small business AI marketing platform rather than a real estate CRM, which for a solo agent is the right shape. It covers the content and reputation half of the job, the half nobody else is doing for you.

The AI Video Studio builds a finished short video from a text idea or from your own listing photos: script, scenes, voiceover, captions, and music, with property tour as a built in format. It outputs vertical for Reels, TikTok, and Shorts, or landscape for YouTube, and a browser editor lets you trim a scene first. The AI Flyer Maker does the same for print: describe the open house, get a print quality flyer with your photos, your logo, and your colors.

Review management is the piece most real estate tools skip. Tenably drafts a reply to every new Google review in your voice, asks happy clients by link, QR code, or text without asking the same person twice in 90 days, and sends an instant SMS alert when a low star review lands. Around that sit the social scheduler for five platforms, email and SMS campaigns, Lead Prospector for referral partners, and the AI marketing agent that arrives each morning with the week drafted. Plan availability differs by tier.

Where it is genuinely weaker: no MLS or IDX. It will not pull a listing feed, build a property search site, or run transaction pipelines. Lead Prospector finds businesses, so it is a referral tool, not a homeowner list.

  2. #2

    Roomvu

Best hands off hyper local content
    Best for
Agents who want market data content posted for them five to seven times a week without touching it
    Missing
Nothing for Google reviews, and no two way SMS nurture
    Price
Omni-Presence $89.99/mo, Brand Builder $199.99/mo, Lead Magnet $399.99/mo, up to 25% off annual. Website adds $300/yr.as of 26 August 2026, source

Roomvu is the most real estate native content engine on this list. It assembles a content calendar from MLS data, market statistics, and local news, then publishes on your behalf several times a week. Higher tiers add AI avatar video, a voice clone recorded from your own audio, and an AI receptionist that calls and qualifies inbound leads.

The appeal is that it is genuinely hands off. You are not choosing a topic, writing a caption, or picking a time. For an agent whose real failure mode is going quiet for six weeks between listings, a calendar that fills itself is worth more than a better editor.

Where it is genuinely better than Tenably: the hyper local market data. Roomvu will produce a "median price in your ZIP moved 2.1 percent" video without you assembling anything, because it is plumbed into real estate data feeds. Tenably does not make market statistic content, and it has no MLS connection to pull those numbers from.

Where it is weaker: it does nothing for your Google reviews, which for a relocating buyer is often the entire interview. Its nurture is newsletter shaped rather than a two way texting inbox, and the entry tier is nearly twice the price of Tenably Pro. It is a content service you subscribe to, not a marketing system you run.

  3. #3

    Coffee & Contracts

    Best template library
    Best for
Agents whose problem is knowing what to say, and who are happy to build the post themselves
    Missing
No generation, no scheduling, no reviews, no campaigns
    Price
    $74/mo, $199/quarter, or $740/yras of 26 August 2026, source

Coffee & Contracts is beloved for good reason. Every month you get a fresh content calendar, dozens of written captions, Canva templates, email scripts, and lead magnets, all in one strong and consistent design voice. If you have ever sat looking at an empty caption box on the day a listing went live, this fixes that faster than anything else here.

Where it is genuinely better than Tenably: taste, and the certainty of it. The templates look like a designer made them, because one did, and the monthly calendar is edited by people who understand the real estate year. Tenably generates to your brand rather than handing you a curated pack, which means the ceiling is higher and the floor is less predictable.

Where it is weaker: it is a library, not an engine. You still open Canva, still swap the photos, still schedule and post it yourself, and nothing in it touches your Google profile or your past client list. Because thousands of agents subscribe to the same pack, your feed can end up looking like every other agent in your market. It is also a real second subscription on top of whatever posts it for you.

  4. #4

    Canva

Best when you want to design it yourself
    Best for
One off graphics, buyer guides, listing presentations, and anyone who already has an account
    Missing
No review management, no nurture, no reliable multi platform publishing
    Price
Free tier available. Pro around $18/mo and Business around $25/user/mo as reported by UserJot and costbench. Confirm at checkout.

Canva Magic Studio has real generative AI in it now, and almost every agent already has an account open in another tab. For a listing presentation, a buyer guide, an open house sign, or a one off graphic you have a clear picture of in your head, it is excellent and it is cheap.

Where it is genuinely better than Tenably: control over the canvas. If you want this photo two millimetres left, in that exact brand green, with a shape you drew yourself, Canva will let you do it and Tenably will not. Its template breadth across print sizes, decks, and documents is also far wider than anything a marketing platform ships.

Where it is weaker: Canva has no opinion about your business. It does not know a listing went live, it does not watch your Google profile, it does not email your sphere, and its scheduling is not something to lean on across five platforms. It is a tool you operate rather than a system that runs. Most agents on this list already pay for Canva and something else, which is exactly the stacking problem we flagged in the criteria above.

  5. #5

    Buffer

    Best cheap scheduler
    Best for
Agents who already make their content and only need it queued and published
    Missing
No video generation, no flyers, no reviews, no email or SMS
    Price
Free plan with 3 channels and 10 scheduled posts per channel. Essentials $5/channel/mo, Team $10/channel/mo, 20% off annual.as of 26 August 2026, source

If all you want is to queue posts you have already made, Buffer is close to free and it is very good at the one thing it does. The queue is predictable, the mobile app is quick, and the AI Assistant will refine or repurpose copy you paste in. For an agent who is already producing content and just wants it to land on time, this is a rational $10 a month.

Where it is genuinely better than Tenably: price at the smallest possible scale, and simplicity. Three channels for nothing is hard to argue with, and Buffer never asks you to think about anything except the queue. There is no onboarding, no business profile, no setup.

Where it is weaker: it schedules, it does not create. Buffer will not make you a listing reel from eight phone photos, will not lay out a just listed flyer, will not draft a review reply, and will not text your sphere. Four channels on Essentials is $20 a month, which is most of the way to a Tenably Creator plan that also makes the content. Scheduling only helps if the content exists, and for most agents that is the actual bottleneck.

  6. #6

    Lofty

Best CRM first platform with AI social built in
    Best for
Teams who want MLS connected posting, IDX, and a CRM under one contract
    Missing
Published pricing, and anything for your Google reviews
    Price
Not published. RealSavvy reports real spend of $449 to $1,500 a month plus setup as of 2026.

Lofty is a full real estate platform: CRM, IDX site, campaigns, and an AI Social Agent layered on top. That agent plans a content calendar from your featured areas and competitor analysis, then designs, schedules, and posts, and it auto shares new listings from your MLS straight to your feeds with the traffic pointed back at your Lofty site, according to the Lofty Help Center.

Where it is genuinely better than Tenably: the MLS integration and the CRM underneath it. When a listing goes live, the post goes out, with no upload step and no human in the loop. Lead routing, buyer stage drip logic, and a property search site all live in the same account. Tenably cannot do any of that and does not try to.

Where it is weaker: price and commitment. Lofty routes pricing through a sales call, packages are quoted by seat count and lead generation program, and third party reports put the real number several times above a $50 subscription before setup. It also does nothing for your Google review profile. This is a platform decision you live with for a year, not a tool you cancel in March.

  7. #7

    BoldTrail (kvCORE)

Best if your brokerage already pays for it
    Best for
Agents at a brokerage that provides BoldTrail as part of the split
    Missing
Published pricing, review management, and a content engine worth the sticker price
    Price
Not published. AgentFlow Tools and The Pro Toolkit report roughly $300 to $750 a month for solo agents plus setup, and under $25 per agent per month on negotiated brokerage deals.

BoldTrail, still called kvCORE by most of the people using it, is the platform a very large number of brokerages hand their agents. It does IDX, CRM, campaigns, landing pages, and listing automation, and it routes pricing through a demo request rather than publishing a number.

Where it is genuinely better than Tenably: breadth, plus the fact that it may already be free to you. If your brokerage provides it, you have an IDX site, a lead database, and campaign tooling included in a split you are already paying, and adding a second platform to duplicate that is a poor trade. Its listing automation is also MLS connected in a way Tenably is not.

Where it is weaker: buying it yourself as a solo agent is expensive for what you get on the content side. The generated social output leans on templates rather than producing a finished vertical video from your photos, there is nothing for collecting or answering Google reviews, and most agents we see still cut their reels somewhere else. The honest advice: use it if it is included, and pair it with a content tool rather than replacing one.

  8. #8

    Ylopo

Best for buying leads at volume
    Best for
Teams with real ad budget who want cold leads worked automatically for months
    Missing
Published pricing, organic content, reviews, and a CRM (you bring your own)
    Price
Not published. Luxury Presence estimates from about $395/mo for the platform plus a recommended $500/mo minimum ad spend, with AI Text and AI Voice as paid add ons.

Ylopo is not really a marketing content tool. It is a lead generation machine with AI nurture bolted onto it: dynamic ads across Meta and Google, branded and unbranded search sites, then AI Text and AI Voice working the leads that come in so they do not rot untouched in a database.

Where it is genuinely better than Tenably: nothing else on this page will call and text a cold lead fourteen times across ninety days without you thinking about it once. If your business model is buy leads, work leads, convert a small percentage, Ylopo is built precisely for that and Tenably is not. Its ad creative pipeline is also tuned for listing inventory rather than general social content.

Where it is weaker: the math needs ad budget, a separate CRM, and enough lead volume to justify both. A solo agent doing eight deals a year is the wrong shape for this, and will spend more on ad spend alone than the entire cost of a content and reputation stack. It also produces nothing for your organic feed and nothing for your Google profile.

  9. #9

    Luxury Presence

    Best for brand and website
    Best for
Luxury and listing led agents whose website is the pitch
    Missing
Published pricing, listing video generation, and review collection
    Price
Not published. Tiers are Launch+, Brand+, Leads Pro, and All In, all quoted on a call. Pinova reports roughly $250 to $1,500 a month plus a setup fee in the thousands.

Luxury Presence builds the best looking agent websites in the business, and it now pairs them with an AI CRM that surfaces which contacts look ready to transact and drafts the outreach for your approval. The tier names are published on their own plans page; the prices are not.

Where it is genuinely better than Tenably: the site. If you list high end property, the website is the credential a seller judges you on before the listing appointment, and nothing else on this page competes on design or on the property presentation templates. Tenably has no website product at all.

Where it is weaker: it is a brand and website investment first, and a marketing engine a distant second. It will not cut you a listing reel on the Tuesday a property goes live, it will not lay out a print flyer for the open house on Saturday, and it does not ask for or answer Google reviews. Add a setup fee in the thousands and it is a different category of decision from a monthly content subscription. Many agents run both.

What real estate marketing actually requires

Most agents do not have a marketing problem. They have a Tuesday problem. Tuesday is the day the listing goes live, the flyer is not made, the reel is not cut, three past clients have not heard from you in a year, and a seller you met in March left a five star review nobody replied to. Every one of those is small. Together they are a second job you never applied for.

Before you compare tools, get clear on the jobs. Agent marketing is six jobs, not one.

  1. Listing content. A vertical video for every listing, plus a just listed and a just sold flyer. This is the work with a deadline attached, because the listing goes live whether the reel is ready or not.
  2. A social presence between listings. If you only post when you have inventory, you go quiet for six weeks at a time. Market updates, neighborhood posts, and the occasional shot of your own face keep the account alive.
  3. Reviews under your own name. Buyers and sellers look up you, not your brokerage. Your Google Business Profile and its review count is often the entire interview for a relocating buyer, which is why local SEO matters more for agents than for almost any other trade. See how to get more Google reviews automatically for the mechanics.
  4. Nurture to your sphere. Email and text to past clients and to people who are twelve months out. This is where most of your business comes from, and it is the first thing to slip.
  5. Local prospecting. Referral partners: lenders, title reps, stagers, contractors, property managers, and the small businesses in your farm area.
  6. Consistency. Doing all five of the above every week, not in one burst in January. Publishing the same piece across platforms is a real lever here, and there is a method to cross posting to TikTok, Instagram, Facebook, and YouTube without it looking recycled.

Almost every tool on this list does one or two of those jobs very well. The reason Tenably ranks first is that it covers five of the six in one subscription, at a price a solo agent can carry between closings.

A week in the life of an agent using Tenably

Here is what the Tuesday problem looks like when the tools do the work. Everything below is a real Tenably capability, and the specific plan it sits on is noted at the end.

Monday morning

You open My Business. The AI marketing agent has already been through your week: this week’s posts are drafted, replies to two new Google reviews are written and waiting, and there is a short list of things worth your attention. Not ten dashboards. One list.

Monday, the listing goes live

You upload eight phone photos into the AI Video Studio and pick the property tour format. It writes the script, cuts the scenes, records a voiceover, burns in captions, and scores it. You trim one scene in the browser editor and approve. Then the AI Flyer Maker takes "Just listed, 3 bed 2 bath, open house Saturday 12 to 2" and returns a print quality flyer with your headshot, your brokerage colors, and the price. One version prints for the counter, one posts to your feeds.

Tuesday and Wednesday

You approve the week on the content calendar. One press sends the listing reel to Instagram, TikTok, Facebook, YouTube, and LinkedIn through the social scheduler, each sized correctly. Nothing publishes without your yes. Wednesday is a closing, so on the way out you text the review link or they scan the QR code on your folder. Review management asks once and never again within 90 days, then drafts the reply in your voice when the review lands.

Thursday and Friday

Sphere nurture: you tell email and SMS campaigns to send the August market recap plus your two new listings. It writes it, designs it with your photos, and you pick a style and schedule it. The short version goes out as a text, replies land in your inbox as a conversation, and STOP and START are handled for you. Friday, Lead Prospector maps referral partners worth knowing: a title office, two lenders, a staging company, the movers on Route 9, with a first outreach message drafted for each.

Saturday and Sunday

The flyer on the open house table says "Text OPENHOUSE to join." Everyone who does gets an instant auto reply with the listing link and joins your list with consent recorded. That beats a clipboard by the length of the street. Sunday a three star review posts, you get an SMS alert immediately rather than on Monday, and you answer it in your own words while it still matters.

What that costs

Pro at $49.99 a month covers video, flyers, reviews, the scheduler, and email. Business at $90 adds SMS campaigns, Lead Prospector, and the AI teammate running unattended. Features are not identical across plans, so check the pricing page against the week you actually run.

What AI marketing actually costs an agent in 2026

The trap is not the price of any one tool. It is the stack. An agent paying for a design app, a template library, a scheduler, and an email tool is at $150 a month before anything has been created, and still posting twice.

Three realistic monthly budgets for an agent in August 2026
StackRoughly per monthWhat you getWhat is missing
The stack$120 to $180Canva Pro, Coffee & Contracts, Buffer Essentials on four channels, and a basic email toolNothing generates the listing video, and nobody handles your Google reviews
One platform$50 to $90Tenably Pro or Business: listing video, flyers, reviews, scheduling, email, and SMS on the higher tierNo MLS or IDX, no transaction pipeline
Full real estate platform$450 and up, quotedLofty or BoldTrail: CRM, IDX, campaigns, MLS connected posting, per third party reportsPublished pricing, review management, and setup fees are extra

For most solo agents the honest answer is that $50 to $100 a month covers content, reputation, and nurture properly in 2026. Spending more than that only makes sense when you are buying leads or buying an IDX platform, and both of those are a different purchase from marketing.

What we left out, and why

  • Follow Up Boss. A very good real estate CRM with AI summaries and suggested tasks, published from $69 per user per month on Grow up to $499 a month for Pro including ten users on its pricing page. We left it out because it manages relationships, it does not market. Plenty of agents pair it with something on this list.
  • Virtual staging and valuation tools. A real category doing a different job. If you searched for marketing, staging is a separate purchase with a separate budget.
  • General AI chat assistants. Useful for drafting a caption or a listing description, but a chat window does not produce a reel, a flyer, or a scheduled post, and it will not answer a review for you.
  • Broker only enterprise suites. If the smallest package assumes a fifty agent office, it is not an answer for the person searching this phrase.

If you want the version of this comparison that is not real estate specific, we keep a broader roundup of the best AI marketing tools for small business in 2026.

How to choose in five minutes

  • You are solo, you need content and reviews handled, and you want one bill: Tenably AI Pro at $49.99 a month.
  • You want market data content posted for you and do not care about reviews: Roomvu.
  • You just need something to say and you enjoy designing: Coffee & Contracts plus Canva.
  • You need MLS connected posting and a CRM in one platform, and you have team budget: Lofty, or BoldTrail if your brokerage provides it.
  • You have ad budget and want volume leads worked automatically: Ylopo.
  • You list luxury and your website is the pitch: Luxury Presence.

If you want to see what Tenably does specifically for property marketing, the real estate solutions page walks through turning phone photos into a cinematic tour, and pricing lists what sits on each plan.

Common questions

What is the best AI marketing tool for real estate agents?

For a solo agent or small team, Tenably AI is the best all round pick, because it covers listing videos, print ready flyers, Google review collection and replies, email and SMS nurture, and posting to five social platforms from $24 a month. If you need MLS connected posting and a full real estate CRM, Lofty or BoldTrail are stronger, and both quote by sales call.

How much should a real estate agent spend on AI marketing tools?

A solo agent can cover content, reviews, and nurture for $50 to $100 a month in 2026. Coffee & Contracts publishes $74 a month and Roomvu starts at $89.99. Full platforms like Lofty, BoldTrail, and Ylopo publish nothing, and third party reports put real spend from a few hundred to over a thousand dollars a month plus setup and ad budget.

Can AI make a listing video from just photos?

Yes. The AI Video Studio builds a complete short video from your listing photos or from a text description: it writes the script, sequences the scenes, records a voiceover, adds captions, and sets it to music, then outputs vertical for Reels, TikTok, and Shorts or landscape for YouTube. You can trim scenes and restyle captions in the browser editor before it publishes.

How do real estate agents get more Google reviews?

Ask every client at the moment they are happiest, usually at or just after closing, and make it one tap. Review management sends the ask by link, QR code, or text and never asks the same person twice within 90 days. It drafts a reply to each review and sends an instant SMS alert when a low star review lands, so you can answer while it matters.

Do I still need a real estate CRM if I use an AI marketing tool?

Usually yes. Tools like Tenably, Roomvu, and Coffee & Contracts handle marketing: content, reputation, and campaigns. A CRM such as Follow Up Boss handles the pipeline: lead routing, transaction stages, and accountability. Platforms like Lofty and BoldTrail combine both, which is part of why they cost several times more and require a sales conversation first.

Is Coffee & Contracts worth it for real estate agents?

It is worth it if your problem is knowing what to say. For $74 a month as of August 2026 you get a monthly content calendar, dozens of captions, Canva templates, and email scripts with genuinely good design. It is a library rather than an engine, so you still build and post everything yourself, and widely shared packs can make feeds look similar across a market.

What is the cheapest way to keep posting consistently as an agent?

Buffer publishes a free plan that schedules 10 posts per channel across 3 channels, and Essentials is $5 per channel per month. Scheduling only helps if the content already exists, though. If you are starting from an empty folder, a tool that generates the video and the flyer as well as scheduling them, such as Tenably Creator at $24 a month, removes the real bottleneck.

Will AI post to my social accounts without my approval?

With Tenably, no. Every post, review reply, and campaign is drafted and waits for your approval, and the content calendar shows exactly what goes out and when, so you can edit, swap, or skip any of it. You can opt into specific automations and turn them off at any time. Other platforms differ, so check the default before connecting accounts.

Turn your newest listing into a reel, a flyer, and a week of posts

Connect your Google Business Profile and your social pages, upload the photos from your newest listing, and see the video, the flyer, and the week built before the coffee goes cold. Plans start at $24 a month and you can cancel anytime.
